1. Acceptance of Terms
By using PinasEstate com, you agree to this User Agreement. If you do not accept any part of it, you must not use the platform.

2. Free Service – No Fees or Revenue
PinasEstate com is a completely free service.
We do not charge for registration, listings, inquiries, or access.
We collect no commissions, fees, or advertising income.
The platform operates as a free and open tool for real estate users in the Philippines and abroad.

3. Scope of Service
The platform allows users to list and search for properties for sale or rent in the Philippines.
PinasEstate com is not a legal party to any transaction made between users.

5. User Responsibilities
Users agree to:

Although operated from Bulgaria, PinasEstate com complies with the Philippine Data Privacy Act RA 10173.

User data is stored securely on servers in Singapore

No data is sold or shared with third parties

Users may request access, correction, or deletion of their data at any time

7. Intellectual Property
All platform content is owned by TherMaServ com Ltd unless otherwise stated.
Unauthorized copying or use is prohibited.

8. Limitation of Liability
As a free platform not involved in transactions, PinasEstate com is not liable for:

Property condition

Financial disputes or losses

User misrepresentation

Users act at their own risk and must conduct due diligence.

9. Account Suspension
We may suspend or remove accounts that:

Violate this agreement

Violate Philippine laws

Act abusively or fraudulently

No warning or compensation is required.

10. Governing Law
This agreement is governed by Philippine law for users in the Philippines.
In case of legal conflict, venue shall be Cebu City, Philippines, unless agreed otherwise.

11. Changes to This Agreement
We may update this agreement at any time.
Changes will be announced on the platform. Continued use means acceptance.
